Objection "What are you putting up as collateral — SBA needs to see hard assets, not projections."
Response Standard SBA 7(a) package: business assets (bay equipment, lift, tools), personal guaranty from the principals, and the leasehold interest at the Kalihi site once the LOI is signed. The $190K–$240K ask lines up with Phase 1 fixed assets — we're not leveraged on intangibles.
DSCR

Objection "6.7% DSCR isn't enough buffer for a young business — we usually want 1.20× or higher."
Response SBA 7(a) underwrites on global cash flow, not a single ratio — pre-launch operators qualify on a 12-month projected DSCR backed by comparable Kalihi tenants. The 6.7% figure is conservative headroom on a $40.8K/month base; the deck shows three new revenue lines arriving in months 6–12 that lift DSCR above 1.20.

Response Phase 1 build-out only: tenant improvement at the Kalihi space, three-bay equipment package (rotary lift, alignment rack, diagnostics), and a 3-month operating reserve. Zero refinancing — no existing debt on the balance sheet. No spec inventory — bay rental is per-job.
Owner-equity injection

Objection "What's the owner cash injection? SBA wants to see at least 10–30% equity in the deal."
Response Capital stack is blending this SBA note with the Hawaii Angels pre-seed round on deck at /hawaii-angels-deck — owner cash + angel notes cover roughly the same percentage as the SBA portion. The deck's capital-stack slide shows the math.

Response Each revenue line ties to a sourced channel: Phase 1 bay rental (per-bay $/mo research, three comparable Kalihi facilities open now), Phase 2 trading-floor memberships, Phase 3 private gym — three verticals offset each other and the ramp curve is conservative (Year 1 ~40% capacity, Year 3 ~85%).

Objection "Have you operated an auto repair bay / co-working space before? SBA counts prior industry experience heavily."
Response Multi-vertical operator profile — facilities-management background runs the physical-plant side; finance and consulting background runs the underwriting/lease side. The deck's operator bio slide covers it. Industry naïveté is offset by the MBE set-aside pipeline and the prior commercial-lease negotiations the operator has closed.
Industry risk

Objection "Recession risk on discretionary services — auto repair is essential, but the gym and trading floor aren't."
Response Phase 1 (auto repair) is the SBA collateral story — countercyclical and essential. Gym + trading memberships amplify counter-cyclical revenue when SBBI software spend compresses in a downturn. The vertical-mix is the de-risking mechanic.
Cash-on-hand

Objection "How much unrestricted cash do you have right now? SBA wants enough runway for 3 months operating reserve."
Response Three months operating reserve is built into the SBA use-of-funds (≈$26K/month × 3), so the SBA proceeds themselves cover it. Owner cash + Hawaii Angels pre-seed cover the gap before SBA funds are drawn. Bank statements will be appended to the in-person dossier for verification.

05 · Post-call next steps

What happens between the call and the term sheet.

After the call ends, the loan officer opens a file and the clock starts. The timeline below is your milestone checklist — track each one as it lands.

  1. Within 24 hours — email the two years personal + business returns + YTD P&L to the address the loan officer gives you on the call (typically the SBA Lending desk inbox at FHB, or a direct loan-officer address). Reply-CC motion@polsia.app so the founder's archive has a copy.
  2. Days 1–5 — loan officer pulls credit (personal + business), opens the term-sheet file, and books the in-person follow-up at 999 Bishop St Honolulu. Confirm the meeting window in writing.
  3. Days 5–30 — expected turnaround to a term sheet is 30–60 days under SBA 7(a) standard. 60–90 days to closing once the term sheet is signed. SBA-guaranteed processing; FHB doesn't underwrite in-house.
  4. Between term sheet and closing — additional docs usually requested: 5-year projections (full P&L + balance sheet + cash flow), the equipment quote, insurance binder, lease LOI (eventually the executed lease), and the NMSDC MBE certification once it's issued.
  5. Milestone checklist — call complete ∎ → returns sent ∎ → credit pulled ∎ → term sheet received □ → in-person signed □ → closing □.
